SHAPED IN PARTNERSHIP FOR BETTER CARE
AND BETTER LIVES
Adaptable, robust accommodation that aligns with the realities of complex care provision
Oakfields Living develops high-quality accommodation for people with complex needs, working in close partnership with registered providers, housing associations and care providers.
We believe the built environment plays a critical role in outcomes – not only for residents but also for the staff who support them and the communities they live in.
When accommodation is designed around real care requirements, services are stronger, more sustainable, and more engaging for all.
What we do
We develop purpose-designed accommodation to support specialist care provision, including services for adults and children with complex needs.
Our role is to deliver the right physical environment – safe, durable and thoughtfully considered – so our partners can focus on delivering high-quality care.
Our role
We work collaboratively to ensure accommodation:
- Reflects the needs of residents and care teams
- Supports safe, effective day-to-day operations
- Meets regulatory and commissioning expectations
- Remains adaptable over the long term
How we work
Oakfields Living partners with experienced, established organisations.
We do not deliver care – we enable it. Our approach is:
Needs-led
Informed by real care environments
Collaborative
With specifications shaped together
Long-term
Focused on stability and sustainability
We work alongside registered providers and care providers from an early stage, aligning site potential, service requirements and lease structures to support successful delivery.
Current focus: Lincolnshire
We are currently progressing a site in Lincolnshire comprising multiple self-contained, single-storey units, well-suited to specialist care provision.
The scheme is intended to be delivered through a develop-to-lease model, in partnership with an experienced registered provider and care provider. Accommodation specifications will be agreed collaboratively to reflect service models, resident needs and commissioning requirements.
Single-storey accommodation of this nature can offer benefits for people with complex needs, including improved accessibility, reduced risk, and environments that support long-term quality of life.
Alongside this site, we are open to conversations with established providers who wish to explore develop-to-lease solutions to improve or replace existing accommodation in other locations.

Please be assured that we are not ‘list-building’. We only want to hear from providers that are serious about exploring a needs-driven partnership.
